Q: Water is coming through my ceiling, what do I do first?
Place a container under the active drip and photograph everything (date-stamped phone shots are sufficient). Then call the OC manager / building manager, emergency access to the unit above is theirs to authorise. Then call us. We'll dispatch in parallel; OC access is usually the bottleneck.
Q: Is it a unit-side or common-property issue?
Practical rule: if the failure is downstream of the wall (the water that comes out of your tap or runs into your fixtures), it's unit-side. If it's upstream of the wall (the shared riser, the building stack, the basement HW system), it's common-property. We diagnose and document the split so the OC and the unit owner know who pays.
Q: My building manager isn't responding, what now?
Try the strata company's emergency line if it's different from the building manager. If you genuinely can't reach anyone with authority, we can attend on unit-side work without OC consent; common-property work gets emergency stabilisation only until proper authority is in hand.
Q: How do you bill OC vs unit owner when one callout covers both?
Split invoice. The on-site time is allocated between the common-property work and the unit work, with a clear breakdown so neither party pays for the other's repair. Standard practice for strata callouts.
Q: Does the OC insurance cover the damage to my unit?
OC building insurance covers damage to common property and building structure. Your contents policy covers the inside of your unit (carpets, cabinetry, contents). When a leak crosses both, you may have claims with both insurers, the documentation we provide helps each one.
Q: Whole-building no hot water, what next?
That's a basement plant issue, OC responsibility. Confirm with a neighbour or the building manager that they're also without hot water. The OC needs to authorise the emergency contractor (us or their existing panel plumber); time-to-repair is usually 2-4 hours of arrival once authorised.
