The Basin is mixed-era, what's behind the wall isn't always what you'd expect

The Basin doesn't have one build pattern. The Basin has a real mix of build eras. That means the assumptions a plumber makes off a kerbside look are often wrong. An older home might still have its original galvanised iron supply lines, restricted flow, pinhole leaks, brown water at first run in the morning. A newer house on the same street will be fine. The right approach is to inspect before quoting and to treat each property on its own evidence.

If you bought a 1940s-60s Basin home, check the supply lines

Galvanised iron internally corrodes. Restricted flow at the kitchen tap, brown water at first morning use, and pinhole leaks behind walls are the classic signs. A pre-emptive copper replacement of the visible runs (under-floor, behind kitchen) is often cheaper than reactive repair after the first leak destroys cabinetry. Worth a scoping visit if your home is from that era and you've not seen the supply lines yourself.

Replacing original galvanised iron with copper or PEX is a reportable plumbing alteration, Compliance Certificate from the licensed plumber, lodged electronically with BPC. Same applies to hot water unit replacement (especially when the old flow-and-return needs decommissioning) and any new gas connection.

Some plumbers refuse galvanised work or quote a premium because they don't know what they'll hit. Q: Do you service The Basin (3154)?

Q: I have brown water in the morning then it clears, what's that?
Almost always galvanised iron supply lines corroding internally. The overnight standing water picks up rust; it clears once the fresh main water flushes through. The next step is a copper replacement of the affected runs; we can scope and quote it on a single visit.

Q: The water pressure at my upstairs bathroom is terrible, pump?
Sometimes, but not always the right answer. First check whether the issue is supply-side (whole house affected) or single-outlet (usually a partially blocked aerator or a mixer cartridge issue). Pressure-boosting pumps are a last resort, not a first one.

Q: My older home has a flow-and-return hot water loop, can I replace the unit?
Yes, but the old return loop usually needs to be decommissioned (capped off and isolated) when a modern unit goes in. Adds an hour or two of work but is straightforward.

Q: My gutters and stormwater pit overflow every autumn, what's the fix?
Two parts: annual gutter and pit clearance before the worst of the leaf fall, and (sometimes) gutter guard plus larger-capacity pit grates if the original sizing doesn't cope with the canopy. We can quote both.

Q: How quickly can you attend a Basin emergency?
The Basin is well within our regular service radius, typical confirmed after-hours ETA is 35-50 minutes.

Representative jobs from The Basin over the last six months:

  • Galvanised supply replacement, Forest Road area: 1958 timber home with brown water at first run, restricted flow at the kitchen. Replaced the visible under-floor galvanised runs with copper; reused existing fixture tails. Brown water issue resolved.
  • Flow-and-return decommission + new continuous-flow gas, Liverpool Road area: 1962 home, original storage unit failing. Owner wanted modern continuous-flow. Capped and isolated the old return loop, ran a new gas line to the external wall, mounted and commissioned the new unit. Compliance Certificate issued.
  • Stormwater pit and gutter clean, Doongalla Road area: third consecutive autumn the front pit had overflowed during heavy rain. Cleared 12kg of bark and leaf debris, recommended gutter guard fit-out for the next season.
  • Pressure diagnosis, Mountain Highway area: owner reporting terrible upstairs bathroom pressure. Found a partially seized isolation valve feeding the bathroom, replaced, pressure restored. No pump needed.

Basin plumbing emergencies: what to do first

Quick steps before we arrive, Basin properties have a few situation-specific items:

Active leak from a wall or under-floor

  1. Shut water at the meter, front of property in a pit. Quarter-turn clockwise.
  2. If you've spotted the leak source, isolate the nearest valve too.
  3. Photograph everything for insurance, especially important on older Basin homes where galvanised replacement may also be covered.

Brown water that won't clear after running for 60 seconds

  1. Run a single cold tap (kitchen, ideally) on full for 2-3 minutes.
  2. If still brown, leave it; don't drink or wash with it. Call us. Likely galvanised corrosion that needs inspection.
  3. If it clears, note when it happens (only mornings? only after no use?) to help diagnose.

Gutters or stormwater overflowing during heavy rain

  1. Don't try to clear it during the storm, the ladder's the wrong place to be.
  2. If the overflow is going onto the building, redirect with whatever's safe to deploy from ground level (a tarp shield, a temporary downpipe extension).
  3. Book a clearance for the first dry day; consider gutter guard if it's a recurring problem.
