Ashwood's 1960s-80s brick veneer has toilet suites from either original build (1965-75 era) or first-renovation wave (1995-2005 era). Both cohorts now have inlet valves at end-of-life, the 4am Ashwood call is a stuck-open inlet, water through the rim seal continuously, bathroom floor flooding. Phone 0475 407 670.
Ashwood is 30-45 minutes from our base. Coaching: shut the small in-line valve behind the cistern (quarter-turn clockwise). If it's seized or missing on an original 1970s suite, head straight to the meter at the front fence.
BPC #103414. Replacement inlet valves for common Caroma, Fowler + Geberit patterns on the truck.

When you ring: approximate age of the toilet (look for date stamp under cistern lid), whether the in-line shutoff valve turns, and whether water is overflowing or just running into the bowl.

The recurring after-hours patterns in Ashwood:

Alister Williams, BPC #103414, Type A gasfitter. Ashwood + the mid-east 1960s-80s cohort generate steady toilet-emergency work; inlet valves, pan seals, suite replacements are weekly volume.
Replacement parts stocked for the patterns Ashwood was built with.
Q: My in-line shutoff valve won't turn, what now?
Older valves seize from disuse. Head to the meter at the front fence, quarter-turn clockwise on the main handle. We replace the seized shutoff when we arrive.
Q: Can I replace the inlet valve myself?
Like-for-like inlet valve replacement is owner-permissible. Catch: getting the old assembly out of a 1980s cistern cleanly requires some patience + the right hold-down nut. We do it in 20-30 minutes.
Q: How much water does a stuck inlet waste?
10-15 litres per minute through the rim seal, about 14,000-22,000 litres per day. Worth shutting promptly.
Q: Will the wax ring also need replacing?
If the pan has been wet around the base + the floor is warped or smelling, yes, pan-to-floor seal failure is the next-most-common older-toilet issue. Renewed during the same callout where required.
Q: My cistern lid stamp says 1973, should I just replace the whole suite?
50-year-old ceramic is past replacement window. Full suite replacement is $440-680 + suite cost; inlet-only replacement might buy you 2-3 years but the cistern crack risk is real.
Q: Do you do soft-close seats?
Yes, $40-90 upgrade on the standard seat at suite replacement, or as a standalone $80-120 fit on an existing suite.
