Watch the meter, watch the floor, watch the bill

Slab leak emergency questions

Q: My water bill doubled but I can't see any leak, is it a slab leak?
Often yes, especially in 1960s-70s slab-on-ground stock. The other common causes are a running toilet or a leaking irrigation valve. A diagnostic visit, usually about 30 minutes, can identify which.

Q: I have a warm patch on the kitchen floor, slab leak?
Almost certainly. The slab-embedded hot supply is leaking and heating the concrete around the leak point. Acoustic detection confirms; bypass repair restores supply without touching the slab.

Q: Do you have to chip the slab to fix it?
Almost never. The standard repair is bypass, re-route the leaking section through the ceiling void or external wall and isolate the failed slab section. Saves the slab, saves the flooring, much cheaper than slab repair.

Q: Can the slab leak damage the foundation?
Long-term yes, under-slab water can erode the soil and cause differential settlement. Most slab leaks are caught long before foundation effects appear, but it's a reason to address them rather than wait.

Q: What does the bypass route look like?
Usually we run new copper through the ceiling void from the HW unit to the affected fixture, then drop down inside an external wall to the fixture connection point. The old slab section is capped off and isolated permanently.

Q: Will the bypass affect water pressure?
No, properly sized copper bypass maintains the original flow rate. We size the bypass to match the original supply.

Suspected slab leak? Five steps before we arrive

Slab leaks have different first-response steps than regular leaks:

Suspected slab leak (warm patch, high bill, ticking meter)

  1. Don't drill, chip, or poke at the warm patch. The diagnostic equipment works much better on an undisturbed surface.
  2. Take an overnight meter photo. Another in the morning before anyone uses water. If the dial moved, you have a leak.
  3. If the patch is getting visibly hot, isolate the hot water unit (cold supply isolation at the tank and gas or breaker for energy).
  4. Move rugs and furniture off the affected area so we can deploy the diagnostic equipment.
  5. Photograph the warm patch with a hand on it for scale, plus the meter reading sequence, for the insurance documentation.

  1. Shut water at the meter at the front of the property.
  2. If the leak is at a known junction (visible tee fitting in a service cupboard), photograph it before access modification.
  3. Identify if hot or cold, if hot, isolate the HW unit too.

  1. Stop using upstairs fixtures that feed the affected stack.
  2. Place containers under the drip point.
  3. Photograph the ceiling damage from multiple angles.
