Don't force it; old 1980s valves can crack the wall stub if you twist hard. Head to the meter at the front of the property, quarter-turn clockwise. We'll replace the seized valve when we arrive, it's a 15-minute job once water's isolated.
Q: A flexi hose has burst and water is everywhere, is it covered by insurance?
Almost always yes, sudden flexi failure is a standard contents/buildings claim event. Photograph the burst point and the damaged area; we provide the licensed-plumber repair invoice and Compliance paperwork for the claim.
