Tank failures in the laundry are the 2am Bayswater pattern

Bayswater's brick veneer wave was built between 1978 and 1992. Those gas storage hot water units installed during construction are now hitting the 30-year design-life ceiling, and the failure mode is consistent: the tank welds let go overnight, 200 litres of hot water washes through the laundry, often into the hallway carpet by morning. Replace the 30-year-old storage tank before it splits

If your Bayswater home is from the 1980s-90s build wave, three things prevent most of our emergency callouts:

Q: My 1992 HW tank is still running, should I wait for it to fail?
No. The last 3-5 years of a storage tank's life are when the weld failures cluster, and tank failure means 200L of hot water across your laundry. Scheduled replacement gives you choice of unit, install time, and a half-day window rather than three days without hot water after an overnight failure.

Q: Will you have a replacement HW unit on the truck at 2am?
Usually no. We isolate the failed unit tonight; the replacement install runs next business day so we can pick the right unit and get the BPC paperwork lodged. After-hours stock isn't deep at any supplier.

Q: My under-sink isolation valve won't turn, what now?
Don't force it; old 1980s valves can crack the wall stub if you twist hard. Head to the meter at the front of the property, quarter-turn clockwise. We'll replace the seized valve when we arrive, it's a 15-minute job once water's isolated.

Q: A flexi hose has burst and water is everywhere, is it covered by insurance?
Almost always yes, sudden flexi failure is a standard contents/buildings claim event. Photograph the burst point and the damaged area; we provide the licensed-plumber repair invoice and Compliance paperwork for the claim.

Q: How much for a Bayswater 2am callout if it turns out to be a small fix?

Steps before we knock on the door

  1. Shut the cold water isolation valve at the unit itself (usually a quarter-turn tap on the supply pipe entering the bottom of the tank). If that valve is seized, head to the meter at the front fence.
  2. Shut gas to the unit if it's gas, there's normally a yellow handle behind or beside the tank.
  3. If it's electric, switch off the dedicated breaker at the meter board.
  4. Open the hottest tap in the house briefly to relieve pressure (don't drain the tank, we'll handle that on arrival).
  5. Photograph the unit and the wet area from multiple angles for the insurance claim. Pull damp carpet edges back from skirting if possible.

Flexi hose burst under a sink or vanity

  1. Try the under-sink isolation valve first, quarter-turn clockwise. If it won't move, don't force it.
  2. Head to the meter at the front fence to shut at source.
  3. Photograph the burst flexi and the water path for the insurance claim.

Toilet won't stop running

  1. Reach behind the toilet for the small in-line shutoff valve, quarter-turn clockwise.
  2. If that valve is missing or seized (common on original 1980s suites), meter shutoff again.
  3. Mop standing water before it works into the floor or skirting.
